With beneficial occupation commencing in September 2026, Redefine Properties and Abcon Developments will open Nines at S&J, a new SME-focused midi-unit industrial development in the Amalthea Precinct of S&J Business Park in Gauteng’s south-eastern corridor.
The development is designed to meet growing demand from small and medium-sized enterprises (SMEs) seeking secure, flexible and well-located industrial space. An innovative modular format accommodating 1,000-8,000m², this space helps occupiers scale their operations without compromising on quality, access or functionality.
“Nines at S&J was intentionally designed to bring flexibility, quality and scale to businesses that don’t always require large-format logistics facilities,” says Johann Nell, Head of Development and Industrial Asset Management at Redefine Properties.
Nell says South Africa’s industrial property sector has historically focused on large-scale facilities for major logistics users. “That remains an important part of the market, but it has left fewer options for franchise operators and SMEs that seek a more modern industrial space that’s also closer to their customers and trading areas.”
Nell says rentals have increased significantly in recent years, a product of rising development and land costs across the board. “Nines at S&J is value engineered to offer competitive rentals while retaining strong aesthetics, operational efficiency and the advantages of a secure business park environment. It gives SMEs access to an industrial space better aligned to their size, cost base and growth ambitions.”
Each unit is designed to support efficient warehousing, distribution and light manufacturing operations. They include fitted fire sprinkler systems, unobstructed warehouse floors, voluminous clear heights for improved stacking, 60kN racking post loads (approximately 6 tons per square meter), a combination of on-grade and dock doors, fibre connectivity and access to 24/7 manned precinct security.
Located within S&J Business Park, the development offers occupiers strong connectivity to Gauteng’s logistics network, with easy access to the N3, proximity to the City Deep Transnet terminal, convenient links to Johannesburg and Braamfontein, and access to OR Tambo International Airport via the N12 to the R21.
The development also benefits from S&J Business Park’s broader sustainability positioning. S&J is accredited as Africa’s first EcoDistricts™ Certified industrial precinct. It is designed to incorporate sustainability principles into its precinct planning, infrastructure and operational framework.
“We continue to see strong demand for quality industrial developments, supported by occupiers seeking secure, efficient and well-connected spaces in established commercial corridors,” says Nell. “Nines at S&J responds directly to that demand by offering smaller-format industrial units within a modern precinct environment.”
“With demand for flexible industrial space continuing to grow, we are proud to open Nines at S&J to finally provide SMEs with a space they can grow, compete and serve their customers more effectively,” Nell concludes.
